Role Overview

The Portfolio Manager is responsible for the overall operational, financial, leasing, and resident performance of Neighbourgood’s New Haven portfolio. This role oversees a multi-site residential portfolio consisting of co-living, furnished rentals, student housing, and long-term residential assets. The Portfolio Manager is accountable for portfolio performance, occupancy, resident experience, operational execution, budgeting, vendor management, and landlord relationships. The role focuses on driving NOI, operational efficiencies, leasing stabilization, and long-term portfolio growth while ensuring properties operate to hospitality-led standards. This position oversees both the Property Management and Leasing functions while working closely with leadership teams, ownership groups, contractors, and operational support teams across the USA and South Africa.

Key Responsibilities

  • 1. Portfolio Operations & Performance
    • Oversee daily operational performance across all assigned residential assets.
    • Ensure all properties maintain high standards relating to cleanliness, maintenance, safety, compliance, and resident experience.
    • Monitor occupancy, renewals, delinquency, leasing velocity, work order completion, and operational KPIs.
    • Drive portfolio stabilization and operational efficiencies across multiple properties.
    • Identify operational risks and implement corrective action plans where required.
    • Ensure consistent execution of company operational standards and SOPs.
  • 2. Financial Management & Budget Oversight
    • Manage portfolio performance against approved operating budgets and revenue targets.
    • Monitor NOI performance, operating expenses, collections, arrears, concessions, and leasing costs.
    • Review monthly financial reporting and identify budget variances.
    • Work closely with finance and operations teams to ensure accurate reporting and forecasting.
    • Support annual budgeting and business planning processes.
    • Drive expense control initiatives without compromising operational standards or resident experience.

Qualifications & Experience

5+ years experience in property management, portfolio management, student housing, co-living, multifamily, or hospitality operations.
Experience managing multi-site residential portfolios preferred.
Strong financial and operational management experience.
Experience overseeing leasing performance and operational teams.
Strong understanding of budgeting, reporting, occupancy management, and NOI performance.
Experience with AppFolio or similar property management software preferred.
Strong communication, leadership, and organizational skills.
Ability to operate in fast-paced, high-growth environments.
Real Estate license & broker license preferred.
Experience within hospitality-led residential or flexible living environments is advantageous.
