Project Director-Strategic Development

About the Opportunity

We are seeking a Project Director to work directly with Group CEO on the strategic planning and development of a large, long term asset in Dubai Industrial City. The role focuses on deciding what to build, how to monetize it, and how to phase development to maximize long-term value.

Responsibilities

• Define and lead the master development strategy for a multi-purpose industrial land.
• Prepare and present feasibility studies, budgeting proposals, revenue models, ROI and IRR scenarios.
• Advise leadership on build vs lease vs partnership strategies.
• Represent the company with Dubai Industrial City (DIC), Dubai Development Authority (DDA), and other relevant government entities.
• Lead and manage consultants, subcontractors, planners, and advisors.
• Oversee master planning, authority approvals, and large-scale projects from concept through delivery.
• Act as strategic advisor to the Group CEO on land utilization, asset optimization, and long-term development.

Preferred Experience & Qualifications

Bachelor's degree in Engineering, Architecture, Construction Management, Real Estate, or Urban Planning. Master's degree/MBA in Real Estate, Finance, Strategy, or Project Management preferred. 12+ years' experience in mid and large-scale industrial, commercial, or mixed-use developments. Proven experience at Project Director/Development Director level. Strong background in master planning, feasibility studies, and asset development. Demonstrated ability to develop ROI, IRR, and phased development models. Experience working directly with CEOs/Boards. Must possess UAE/GCC experience.
